The most common mistake I see sellers make is taking the first offer they receive for their homes. I frequently see houses selling within a day on the market, which isn’t necessarily a good thing. We list homes on Fridays and conduct open houses on the weekend so that we’re likely to get multiple offers.

After holding the open houses, we review all the offers with the seller on Monday and decide which is the best offer. We review all the conditions of each offer; I’m looking for the type of financing the buyers are getting, how soon they want to close, and whether they’re offering to cover a possible appraisal gap. If the appraisal comes in a bit below what we agreed upon, we are hoping to find a buyer who will pay the difference between the appraisal and purchase price.
