Three important reasons why you should purchase new construction.

Have you thought about new construction? It can be a great alternative to an existing house. Here are three reasons why a seller should consider buying new construction:

1. Our Incentives. After we list your property, we offer incentives that no other brokerage firm is offering. We have cash rewards for different plans with our commission menu and offer up to 1% cash back on the new build. Once we sell your house and you go to the new builder, we can offer up to 1% of our commission back to you. For example, you buy a $500,000 house, and at closing, we would rebate that 1% back. That’s $5,000, which could be used toward your closing cost, downpayment, or anything. It helps when you’re buying a new home after selling your house.

2. Builder Incentives. Builders are offering all kinds of incentives right now. I mean, they are throwing everything at buyers right now, trying to get their inventory sold. Make sure that you go in there armed with a professional. They’re offering seller cost incentives for the buyers, so they’ll help buy down your points or your closing costs. They’re adding features that you get into the home along with price reductions so that they can add a fence or a screen and a closure. They can add some blinds to the property. So right now is a great time to look into those options.

3. Preferred Lenders. Most builders offer a preferred lender. If you use a preferred lender, they offer up to $10,000 to $15,000 toward your closing costs. That pretty much pays all your closing costs on your down payments and things like that. Typically with new construction, there are a lot of taxes that are not paid ordinarily for a resale property. So there are more fees and taxes that are paid with new construction. So it’s great to use that preferred lender. Sometimes you want to shop around as well too.

And one last thing and make sure you remember when you walk into that model home, when the agent that is there, that’s representing the builder, they’ll have you fill out a little card, your name, information, and also maybe there’s a spot for your REALTOR. Make sure you fill out Chad and Sandy or my name, Chad Neumann. That way, I can help represent you during the transaction during this new build.
